Village on the Green, a Lifespace Community located in Longwood, Florida is an upscale, gated residential community located on a 50-acre site, which includes a 20-acre nature preserve. The community contains 42 villas, 202 one and two bedroom apartment homes and health center. The amenities includes excellent cuisine at our fine dining restaurant as well as housekeeping, maintenance, 24 on-site security, transportation and quality health care.
POSITION SUMMARY
A Maintenance HVAC Technician will report to the Plant Supervisor under the direction of the Director of Plant Services Director. The Maintenance Technician is responsible for assisting in the repair and maintenance of all residential and community equipment, interior and exterior of community property. Assists in maintaining daily inventory log, participating in department safety program, communicating service needs to supervisor and costs control practices. All maintenance work is to be performed in a professional manner, demonstrating quality work practices, safety, thoroughness follow-up and clean up.
RESPONSIBILITIES
•Responsible for performing general maintenance duties in the community including but not limited to carpentry, electrical work, HVAC work, painting, plumbing, pool repairs and appliance repairs.
•Operates hand and power tools and ensures that all equipment is in safe operating order.
•Performs daily work assignments and work orders in a timely manner following standards of performance established by Village on the Green.
•Assists in periodic inspections of the community including, but not limited to roofs, air condition system, lighting, parking areas and mechanical equipment.
•Reports maintenance or repair needs to supervisor.
•Maintains work areas in a safe and sanitary condition which may include, but is not limited to picking up trash around work area, cleaning up spills, pressure cleaning trash/garbage and other areas as assigned. Observes and participates in use of universal precautions.
•May be assigned to work in any of the other maintenance divisions, Grounds or Refurbishment. Is expected to work cooperatively with staff from all departments, contractors, and residents.
•Participates in cost control programs.
•Exhibit positivity and serve as a leader who supports and carries out the spirit of the Living Lifespace service culture in every interaction both internally and externally
•Promote a culture of open, clear communication along with demonstrating the Living Lifespace service culture program.
EDUCATION AND EXPERIENCE
•High School Graduate required. Prefer vocational or technical education, or related experience.
•At least three years of experience in maintenance or related field required. Heavy AC experience preferred.
•Basic computer experience is required not limited to include completing work orders and mandatory online training courses.
•Must have the ability to read, write and speak English effectively, using proper speech and grammar. Must have the ability to follow written and oral instructions in English and perform basic arithmetic and understand measurements.
•Must certify to meeting all criminal background screening requirements of the Affidavit of Compliance approved by the Agency for Healthcare Administration relevant to Florida Statutes, Chapter 435.05 (2) and 408.809 (2) upon hire and thereafter according to current statutes.
•Must satisfactorily pass all motor vehicle record checks (MVR's) and report any accident/traffic offenses to Supervisor that would impact continued driving capabilities if asked to drive a golf cart or company vehicle.
•Must work well in a fast paced environment - the ability to provide information, handle and prioritize a multiplicity of tasks, use good judgment to follow specific instructions carefully and general instructions regarding department procedures. Specifically, being alert at all times to avoid injury from equipment and tools is required.
•Should possess initiative and dependability when having direct contact with residents, their families, visitors, and other staff. Must be courteous, friendly, tactful, helpful, patient, and compassionate. Must also be able to function in a team environment with a hospitality approach to interpersonal communication and respond to emergencies in a direct and decisive manner.
•Moderate to heavy physical effort is required. Position requires walking or standing 90% of the time. Position requires the ability to perform complex tasks to include gross and fine motor skills. Must have the ability to bend, stoop, squat, twist, lift and carry up to 100 pounds independently approximately 50 feet. Must be able to move quickly, push, pull, maneuver around objects, maintain balance, operate computer equipment; ability to raise, lower, or transfer objects and supplies from one level to another; and transport an object usually by hands, arms or shoulders.
•Requires visual inspection and manual coordination of maintenance equipment to include cooling towers, chillers, electrical pumps, hand-held power tools, high pressure cleaner, control knobs, switches and operation of a vehicle or golf cart. Must have good vision and the ability to recognize colors of traffic signs. Requires sufficient hearing ability to distinguish warning sounds made by car horns and screeching tires.
•Moderate noise level work environment. May be exposed to the outside elements (heat, cold, rain); work in areas with high voltage electricity, hazardous equipment and moving parts; ability to set up and climb ladders safely with tools and equipment is necessary for assigned work. Is subject throughout the day to reactions from dust, disinfectants, and other air contaminants.
• Hours 7:30 AM – 4 PM, 40 hours per week. Evening, weekend, or holiday work may be necessary to meet scheduled requirements. If conditions make it necessary, duties of a different nature and possibly different hours and days of week may also be assigned to this position. On call rotation to assist with emergency issues are necessary.
