Position Summary

The Building Technician / Painter is primarily responsible for assisting in the daily and ongoing maintenance operations of facility infrastructure for a multiple theater complex and public plaza. This individual represents the Facilities Operations Team to guests and colleagues by working with a sense of urgency to remedy building deficiencies and responding to any emergency conditions. Responsible for maintaining building appearance to a high standard of quality.

 

ESSENTIAL JOB FUNCTIONS/RESPONSIBILITIES

  • Provides ongoing and regular maintenance of the building and surrounding structures by painting doors, walls, ceilings, equipment, columns or any other surface at a variety of heights. Includes interior and exterior applications. Performs routine and emergency repair and maintenance on walls, ceilings, tile/wood flooring, furniture, theater seating, carpet tiles or other architectural finishes as required. Ensures paint repairs and finishes are an identical match to current standard and quality.
  • Maintains inventory of all required surface coatings and equipment required to perform duties. Maintains inventory of supplies needed to perform job function; include PPE. Monitor and maintain cleanliness and organization of assigned work areas.
  • Able to work at higher elevations utilizing ladders and lifts.
  •  Supports and assists Building Engineers on a variety of facility infrastructure and equipment maintenance: fire/life safety; carpentry; flooring; and masonry repair. Perform peripheral maintenance and cleaning of HVAC units.
  • Report faulty or improperly operating equipment, or unusual conditions to Supervisor. Report major deficiencies and items which cannot be readily repaired. Utilizes lockout/tagout procedures to prevent injuries.
  •  Follows verbal and written instructions and completes work orders within allotted timeframe. Provides detailed report of daily activities (via computer or paper records).
  •  Follow and support all operational policies and procedures. Assimilate into the arts center culture through understanding, supporting and demonstrating the core values.
  •  Maintain a professional and friendly relationship with other departments, colleagues, and partners.
  • Able to remain calm under pressure. Ability to work effectively with internal and external customers, some of whom will require high levels of patience, tact, and diplomacy. Maintain Dr. Phillips Center standards of customer service at all times.
  •  Able to effectively communicate in English in both written and oral forms.
  • Other duties as assigned.

 

Knowledge and Experience

  • At least one year experience in painting and flooring maintenance procedures. Knowledge of wall finishing, painting, wall covering, and architectural finishes.
  • Knowledge of basic building maintenance.
  • Must possess a valid Florida driver’s license to drive a company vehicle.
  • Working knowledge of the use and care of basic hand tools and other equipment used in facility and grounds maintenance.
  • Knowledge of OSHA standards and application for working with chemicals.
  • Knowledge of basic housekeeping and janitorial duties preferred.
  • Training in blood-borne pathogens, fire safety, right-to-know, hearing protection, and chemical hygiene a plus but not required.

 

Special Conditions of employment

  • This position requires the ability to work a variable schedule, evenings, weekends, and holidays to meet operational needs.
  •  The Building Technician will be required to drive a company vehicle between locations. Must be able to pass a DMV check. Must be able to safely operate a company truck/van.
  • Ability to bend, stoop, climb, and lift 50 pounds on a regular basis.· Ability to climb stairs and ladders and work at heights up to approximately 35 feet.
  •  Must be able to work outside in extreme heat and humidity.
