The Orange County, Florida, Facilities Management Division is looking for a well-qualified candidate to fulfill the role of “District Maintenance Supervisor”(Facilities Maintenance Supervisor) who can provide outstanding customer service through teamwork, innovation and the development of positive relationships with our customers and teammates. Minimum Qualifications:

Bachelor's degree in an Engineering discipline, Public Administration, Business, Management, or closely related field and three years of supervisory facilities management experience; or graduation from high school or equivalent and seven years of facilities management experience to include three years supervisory experience.
 

Must possess and maintain a valid Florida Driver's License at time of hire.
 

May be required to provide own transportation to perform work related duties.

Will be required to perform mandatory Emergency Standby Duty.

Preferences:

  • Strong knowledge of Computerized Maintenance Management System (CMMS) Maximo preferred.
  • Strong knowledge of Building Automation Systems (BAS) Johnson Controls, Trane, and Automated Logic preferred.
  • Experience in operations, services, and activities of a building maintenance, repair, and construction programs.
  • Materials, methods, terminology, equipment and tools used in the maintenance, repair, and
  • construction of building structures and systems including those used in performing rough and finished carpentry, plumbing, heating, electrical, mechanical, and painting work.
  • Principles of supervision, training, and performance evaluation.
  • Basic principles and practices of municipal budget preparation and administration.
  • Ability to work flexible hours to include weekends, holidays, shifts, standby and after-hours due to operational requirements.
  • Excellent verbal and written communication skills.
  • Excellent customer service skills and ability to work in a team environment. 

Representative Duties:

  • Supervises administrative staff in the day-to-day performance of support functions.
  • Supervises a staff of facilities maintenance workers who perform maintenance and repair of HVAC, plumbing, and electrical systems including carpentry, painting, flooring, etc. in County facilities.
  • Implements and directs preventive maintenance program and related systems through the use of Maximo - CMMS (Computerized Maintenance Management System).
  • Responsible for planning, developing, executing, and administering comprehensive building/facilities maintenance, repair, and service program.
  • Responsible for development of maintenance operations and procedures based on complexity, age and type of facilities, buildings and building systems.
  • Assigns maintenance functions to subordinates; reviews work of subordinates while in progress and upon completion to ensure compliance with instructions.
  • Inspects repair work, projects, equipment, work orders, etc. for the purpose of ensuring that jobs are completed safely, efficiently, and within local/state/federal regulations.
  • Analyzes and prepares annual operating budget to include expenditures for personnel, resources, buildings and systems renovations and improvements.
  • Monitors fund balances of assigned programs and related activity (e.g. preventative maintenance grounds, etc.) for the purpose of ensuring that allocations are accurate and expenses are within budget limits and/or fiscal practices are followed.
  • Provides recommendation on purchases products and services for maintenance and construction activities.
  • Responsible for human resources related issues such as hiring, training and development, performance appraisals and related activities to the assigned maintenance district.
  • Performs other duties as assigned.

Notes:

All applicants selected for hire in the Administrative Services Department must successfully complete a Criminal History and Background check.

Hours may vary according to operational needs to include 2nd and 3rd shift. Normal work hours may be 8:00 a.m. to 5:00 p.m.  The initial Maintenance District assignment will be 33rd Street Maintenance District.  However, this position is subject to assignment at any Facilities Management location due to project, task, or operational requirements.
