JOB DESCRIPTION:

A Maintenance Technician is responsible for a variety of basic and advanced duties associated with keeping a building in excellent shape in terms of visual appeal, function, and safety for the individuals in the building. This position requires troubleshooting, testing, and advanced repairs of the property structures, facilities, tools, equipment, and rooms.

ESSENTIAL DUTIES:

  • Responds to guest calls in a timely, friendly, and efficient manner to assess and repair equipment or fixtures
  • Communicates effectively with guests to resolve maintenance issues in a timely manner
  • Reviews and performs skilled maintenance and repairs to ensure that building systems operate efficiently, safely, and that the physical conditions of buildings do not deteriorate
  • Inspect guest rooms, public areas, back of house areas, grounds, etc. and detect needs for repair, touch ups, and/or replacements
  • Requires advanced knowledge of a wide variety of maintenance trades to perform minor maintenance tasks such as carpentry, painting, plumbing, HVAC, masonry, roofing, mechanical, and electrical repairs to ensure that the buildings are properly maintained
  • Tests, troubleshoots, performs advanced repairs and general housekeeping on building fixtures including, but not limited to, lights, locks, switches, outlets, faucets, toilets, hardware, filters, paint, furniture, wall coverings, caulking, grouting, windows, doors, screens, walls, floors, gutters, drains, fitness center, meeting spaces, or other miscellaneous items
  • Understands and uses all hand, power, and electrical tools to complete job tasks in a safe manner
  • Operates and performs routine maintenance and repairs on HVAC equipment and related systems
  • Inspects and performs repairs to all tools, kitchen equipment, laundry equipment, restaurant equipment, mechanical room equipment, pool equipment, landscaping equipment, sprinklers, pumps, motors, and machinery including cleaning and lubrication
  • Identifies, locates, and operates all shut-off valves for equipment and all utility shut-offs for buildings
  • Assists Supervisor and/or Manager with other maintenance tasks, as needed
  • Completes work orders submitted by other departments, as assigned by management
  • Completes major repairs and reports items that cannot be repaired to management team immediately
  • Documents maintenance tasks and repairs completed and items that need further attention to management daily
  • Communicates safety issues to management team immediately
  • Routinely check functionality of property safety systems (i.e. fire alarm, fire suppression, ventilation, etc.)
  • Maintains cleanliness and organization of work areas, including proper use, cleaning, maintenance, and storage of all tools and equipment
  • Maintain maintenance inventory and requisition parts and supplies, as needed
  • Uses the Lockout/Tagout system before performing any maintenance work
  • May be required to operate company vehicles and heavy equipment, as needed
  • May be required to handle janitorial duties such as waxing floors, vacuuming carpets, and cleaning windows
  • May be required to use chemicals, as needed
  • Any and all duties assigned by management

MINIMUM REQUIREMENTS

  • Must be at least 18 years old
  • High school diploma or equivalent preferred
  • Must have minimum of 3 years’ experience working in related field (hospitality preferred)
  • Must have advanced knowledge of all maintenance trades, including basic electrical, plumbing, mechanical, carpentry, painting, HVAC, masonry, and roofing
  • Must have reliable transportation
  • Must have valid Florida Driver’s license and good driving record
  • Must be able to pass pre-employment testing (i.e. drug test, background check, etc)
  • Must have full availability and be able to work days, evenings, nights, weekends, and holidays

KNOWLEDGE / SKILLS / ABILITIES:

  • Ability to read, write and speak English (multi-lingual a plus)
  • Knowledge of all maintenance trades, including electrical, plumbing, mechanical, carpentry, painting, HVAC, masonry, and roofing
  • Ability to test, troubleshoot, and repair a variety of maintenance issues
  • Ability to understand, follow and give written and oral instructions
  • Ability to take initiative and use good judgment in dealing with a number of problems
  • Ability to deal with stressful conflicts involving groups of people, individuals, and co-workers
  • Ability to work harmoniously with fellow employees and guests
  • Ability to attend educational courses to enhance knowledge

  • Ability to (>8 hours per day) reach, bend, twist, turn, grasp, walk, stand, stoop, bend, kneel, run, sit, climb, and reach overhead
  • Ability to climb stairs and ladders up to 50 feet high for extended periods of time and reach in all directions, often overhead
  • Ability to frequently (<5 hours per day) lift, push, pull, and carry up to 60 pounds of weight to chest height
