The Facilities Operations Department is seeking qualified candidates to fill the role of Custodial Specialist III. The functions performed in this position include, but are not limited to, the following:
 

  • Supervise Custodial Specialist I employees on daily work performance. Check employee's work to ensure buildings are cleaned to the level specified in the Quality Assurance audit program and that all work is completed as scheduled and performed within the allotted time. Establish, manage, and revise as necessary, workforce productivity and work quality, through planning and coordination of labor, material, documentation, and any other items necessary to ensure standards.
     
  • Develop and execute a system of internal controls which provide reasonable assurance that unit operations are effective and efficient, unit assets are safeguarded, unit financial information is reliable, and the unit complies with applicable laws, regulations, standards, policies, and procedures.
     
  • Perform and document cleanliness audits of the zone as specified in the housekeeping audit program. Records and tracks inspection ratings and follows with any appropriate employee performance review necessary. Corrects discrepancies in a timely manner.
     
  • Responsible for providing/scheduling safety training to the zone team and for ensuring employees are working in a safe manner and receive any necessary medical attention. Report and record any/all accidents/injuries and/or unsafe conditions. Process worker's compensation and/or accident claims as required.
     
  • Ensure unit processes and prioritizes, validates, and distributes all work requests in accordance with established departmental SOP's, applicable State and Federal guidelines, and the unit process guide.
     
  • Review all work orders assigned to the zone. Maintain and enter accurate data into the CMMS that are related to work status, pertinent details, costs (labor/materials), dales, lime, invoices, images, actions performed to correct the issue, etc. Provide the zone team with schedules that allow coordination between zone supervision, staff, workgroups or trades, vendors, customers, UCF or State of Florida inspectors, and/or any other stakeholders required to complete a job.
     
  • Provide employee coaching & training on job assignments, standards, and customer service by demonstrating correct work procedures and SOP's. Conducts frequent communication with building customers to monitor/ensure standards of cleanliness, safety, and service.
     
  • Work with the appropriate stakeholders to schedule utility and equipment shutdowns and/or area closures required to complete the project. Track estimated hours to actual hours for scheduled work within the assigned workgroup. Maintain committed schedule completion dates and standardized productivity levels. Document any discrepancies. Analyze and categorize work backlog by prioritizing and assigning effort required for work completion.
     
  • Ensure that all life safety and urgent work orders are responded lo in an expedited manner. Demonstrate a keen understanding of the intradepartmental responsibilities and capabilities as well as a familiarization of university and customer needs and goals, in order to guide customers and validate work. Provide quality checks to ensure products and services produced by the organization meet current UCF standards and adhere to the process guide.
     
  • Attend and participate in university, departmental, and unit meetings.
     
  • Perform all other duties as assigned through the supervisory line of communication.

Minimum Qualifications:

Completion of 9th grade and 4+ years of relevant experience. The UCF policy requires completion and passing of a physical exam for this position.

Preferred Qualifications:

  • Two or more years of supervisory experience preferred, with knowledge of supervisory principles and practices preferred.
     
  • Experience and knowledge of the custodial field preferred; Familiar with federal, state, and local laws pertaining to the custodial field preferred.
     
  • Ability to understand, communicate, apply, and enforce UCF guidelines, regulations, and policies.
     
  • Ability to communicate well in order to work effectively with customers and team members.
     
  • Capable of establishing and maintaining effective working relationships.
     
  • Demonstrate proficient use of various computer programs including and/or equivalent to Microsoft Office, Microsoft Project, and the Computerized Maintenance Management System (CMMS).
     
  • Ability to multi-task and prioritize effectively in a high-volume and fast-paced environment.
     
  • Ability to delegate, train, coach, lead, motivate, and ensure cohesiveness in a diverse work environment.
     
  • Ability to comprehend reports, inspections, and documentation pertinent to the unit.
     
  • Maintain confidentiality and address sensitive matters appropriately and efficiently.
     
  • Ensure that work productivity and service meet UCF quality assurance standards.
     
  • Strong and effective verbal and written communication skills.
     
  • Ability to interpret, follow and/or provide instructions.
     
  • Bilingual in Spanish.

This position requires a valid Florida driver's license. The position may involve driving to various locations on and off-campus to conduct University business. This position will receive a 5% shift differential.
