Maintenance Supervisor

The building maintenance supervisor is responsible for the upkeep and repair of the buildings, their equipment and systems, and their surrounding property; as well as the supervision of the building maintenance team.

Essential Duties and Responsibilities:


· Working knowledge of all aspects of building and property maintenance (hvac, plumbing, minor electrical, equipment, etc.)
· Able to maintain professionalism and diplomacy at all times while interacting with team members, building occupants, contractors and visitors.
· Communicate effectively, verbally and in writing
· Frequent walk-throughs of buildings and property
· Document maintenance and repairs, as well as deficiencies and unsafe conditions, in a timely manner
· Maintain tools and equipment clean and in working order
· Maintain workshops and equipment rooms organized and free of debris
· Occasionally will be required to work a later shift, some Saturdays, some Sundays, as well as overtime
· Coordinate building maintenance activities to provide minimal disruption to building occupants
· Provide supervision, direction and training to the building maintenance technicians
· Monitor that the building maintenance technicians provide high quality work in a reasonable amount of time
· Plan and manage maintenance tasks and projects to completion (including verifications)
· Schedule and document all preventive maintenance
· Follow established department accounting procedures to code expenses using the Chart of Maintenance Accounts
· Oversee and verify contracted vendors performance
· Review and make recommendations on repair and replacement proposals
· Keep current the inventory of equipment and supplies

Education and/or Experience:


· High School Diploma or General Education Degree (GED) required
· Post-secondary education preferred
· Minimum five years of relevant work experience preferred


Certificates, Licenses, Registrations:


· Valid Florida driver license required
· EPA certification preferred


Computer/Equipment Skills:


· Working knowledge of computer software programs such as Microsoft Word, Excel, and Outlook required
· Familiar with smart phones and mobile phone apps

Environmental Factors/Physical Demands:


While performing the duties of this job, the employee is regularly required to stand and walk for long periods of time, and will be subject to bending, stooping, kneeling, twisting, squatting, reaching, climbing ladders, pushing and pulling up to 50 pounds, as well as lifting and carrying up to 50 pounds. The employee will frequently be subject to noise, repetitive motions, working
overhead. In order to complete work assignments, the employee will work in a variety of adverse conditions such as tight or enclosed spaces, heights, humidity, hot and cold weather, indoors as well as outdoors. The employee will work near or with moving mechanical equipment. The employee will be required to detect scents and sounds.
